What are Landlord / Homeowner Certificates?
These certificates are legal documents which declare the overall safety of a households gas system and appliances within it. Also known as CP12 documents (Previously Corgi Proforma 12).
Whats involved?
Gas Safety Certificates can only be performed and signed off by Gas Safe registered individuals or companies. The process involves checking that there are no leaks on gas pipework or appliances within the property.
Each appliance is then checked for overall condition and that their safety devices are working.
Why Should I Have One?
If you're a landlord:
It is the law in the UK for landlords to have their properties checked for gas safety each and every year. This allows the engineer to check for gas leaks within the property.
If you're a property owner: There are no laws in the UK specifying that homeowners should have gas safety checks performed annually - however if you're moving home some estate agents ask you provide a gas safety certificate before they process the sale.

You let your tenant know their gas safety check is due and will be arranged
2) Exchange
Give us your tenants name and contact details and let them know we are due to contact them
3) Arrangement
We contact your tenant and arrange a time that suits them for the check to take place
4) Inspect
We check over the appliances within the property, ensuring their safety and compliance with regulations
5) Notify
We contact you when the checks are completed, any work that was necessary and prepare your documents ready for dispatch
6) Done and Dusted
We leave your tenant with a copy and send over your certificate in the post or deliver it personally. Then you're sorted for another year, all with minimal effort needed from your side.
